http://themainhome.com/press?uid=74&mod=document ("[더메인뉴스] 주택담보대출 조였는데도…'전세난'에 치인 30대 대출 급증세 0대가 받은 주담대 올 1분기에만 10조원 늘어 대출규제 완화 이후 신규 주담대 325조원 (서울=연합뉴스) 박초롱 기자 = 국내 주요 은행에서 20~30대 명의로 받은 주택담보대출이 최근 급격히 증가한 것으로 나타났다. 치솟는 전셋값이나 월세 전환에 따른 부담을 견디지 못해 대출받아 집을 사기로 마음먹은 젊은층이 늘었기 때문으로 분석된다. 20일 국회 정무위원회 소속 더불어민주당 김영주 의원이 금융감독원에서 받은 은행권 주택담보대출 현황에 따르면 지난 3월말 30대의 은행권 주택담보대출 잔액은 101조원으로 3개월 새 10조4천억원(11.5%) 증가했다. 30대가 받은 주택담보대출 잔액은 작년 한 해 동안 15조9천억원 늘었는데, 올해 들어 3개월 만에 증가액이 10조원을 넘어선 것이다. 20대가 받은 주택담보대출 잔액도 작년 말 6조5천억원에서 올해 1분기말 9조4천억원으로 2조9천억원(44.6%) 늘었다. 같은 기간 40대가 받은 주택담보대출(167조8천억원)이 2조2천억원(1.3%) 늘어난 것과 비교해 증가 폭이 크다. 50대(135조9천억원)와 60대 이상(71조8천억원)이 보유한 주택담보대출 잔액은 각각 4조4천억원, 8조1천억원 줄었다. 정부가 올해 2월 수도권에서 시작해 5월부터 전국의 은행권 주택대출 심사를 강화하고 대출 초기부터 원리금을 나눠 갚도록 한 '여신심사 가이드라인'을 도입했는데도 20~30대 주택담보대출은 계속해서 증가세를 보이고 있다. 30대가 받은 주택담보대출 잔액은 정부가 부동산 대출 규제를 완화한 2014년 11.5%, 지난해 21.3% 늘었다. 20대 보유 잔액도 같은 기간 각각 11.6%, 35.4% 증가했다. 20~30대의 주택담보대출이 급격히 늘어난 것은 전세난을 피해 내 집 마련에 적극적으로 나섰기 때문으로 풀이된다. 김영주 의원은 "미래를 위해 가처분 소득을 축적하고, 소비해야 할 20~30대의 신규 주택담보대출이 급증한 것은 매우 우려스러운 지점"이라며 "올해 들어 신규 주택담보대출이 감소했는데도 20~30대 대출 액수는 늘어난 상황"이라고 말했다. 신규 주택담보대출의 자금 용도를 살펴보면, 실제 주택구입에 쓴 비중과 전세자금 반환용, 주택임차용(전·월세)으로 사용한 규모가 점차 늘어나고 있다. 지난해 1분기엔 주택구입 비중이 50.9%였으나 올해 1분기 56.0%로 높아졌다. 같은 기간 주택임차용은 6.5%에서 10.4%로, 전세자금 반환용은 1.9%에서 2.2%로 늘었다. 반면 생계자금용도는 12.3%에서 11.1%로 소폭 감소했다. 한편, 정부가 담보인정비율(LTV)·총부채상환비율(DTI) 규제를 완화한 2014년 3분기부터 올해 1분기까지 은행권에서만 325조1천억원의 신규 주택담보대출이 나간 것으로 집계됐다. 올해 만기가 도래하는 일시상환(달마다 이자만 내다가 만기에 원금 상환하는 상품) 주택담보대출 규모는 39조5천억원, 내년은 46조5천억원으로 나타났다. 그동안에는 이자만 갚던 주택담보대출의 만기가 도래하면 만기를 한두 번 더 연장하거나 새로운 대출로 갈아타 버틸 수 있었지만, 정부의 가계부채 관리 방안에 따라 올해부터는 만기 연장이나 '대출 갈아타기'가 상대적으로 어려워져 대출자들의 부담이 커질 수 있다는 전망이 나온다. 실제로 올해 1분기 '기차입금 상환' 용도의 신규 주택담보대출은 3조5천억원으로 작년 같은 기간(7조6천억원)보다 4조1천억원(54%) 감소했다. [더메인뉴스] 주택담보대출 조였는데도…'전세난'에 치인 30대 대출 급증세 0대가 받은 주담대 올 1분기에만 10조원 늘어 대출규제 완화 이후 신규 주담대 325조원 (서울=연합뉴스) 박초롱 기자 = 국내 주요 은행에서 20~30대 명의로 받은 주택담보대출이 최근 급격히 증가한 것으로 나타났다. 치솟는 전셋값이나 월세 전환에 따른 부담을 견디지 못해 대출받아 집을 사기로 마음먹은 젊은층이 늘었기 때문으로 분석된다. 20일 국회 정무위원회 소속 더불어민주당 김영주 의원이 금융감독원에서 받은 은행권 주택담보대출 현황에 따르면 지난 3월말 30대의 은행권 주택담보대출 잔액은 101조원으로 3개월 새 10조4천억원(11.5%) 증가했다. 30대가 받은 주택담보대출 잔액은 작년 한 해 동안 15조9천억원 늘었는데, 올해 들어 3개월 만에 증가액이 10조원을 넘어선 것이다. 20대가 받은 주택담보대출 잔액도 작년 말 6조5천억원에서 올해 1분기말 9조4천억원으로 2조9천억원(44.6%) 늘었다. 같은 기간 40대가 받은 주택담보대출(167조8천억원)이 2조2천억원(1.3%) 늘어난 것과 비교해 증가 폭이 크다. 50대(135조9천억원)와 60대 이상(71조8천억원)이 보유한 주택담보대출 잔액은 각각 4조4천억원, 8조1천억원 줄었다. 정부가 올해 2월 수도권에서 시작해 5월부터 전국의 은행권 주택대출 심사를 강화하고 대출 초기부터 원리금을 나눠 갚도록 한 '여신심사 가이드라인'을 도입했는데도 20~30대 주택담보대출은 계속해서 증가세를 보이고 있다. 30대가 받은 주택담보대출 잔액은 정부가 부동산 대출 규제를 완화한 2014년 11.5%, 지난해 21.3% 늘었다. 20대 보유 잔액도 같은 기간 각각 11.6%, 35.4% 증가했다. 20~30대의 주택담보대출이 급격히 늘어난 것은 전세난을 피해 내 집 마련에 적극적으로 나섰기 때문으로 풀이된다. 김영주 의원은 "미래를 위해 가처분 소득을 축적하고, 소비해야 할 20~30대의 신규 주택담보대출이 급증한 것은 매우 우려스러운 지점"이라며 "올해 들어 신규 주택담보대출이 감소했는데도 20~30대 대출 액수는 늘어난 상황"이라고 말했다. 신규 주택담보대출의 자금 용도를 살펴보면, 실제 주택구입에 쓴 비중과 전세자금 반환용, 주택임차용(전·월세)으로 사용한 규모가 점차 늘어나고 있다. 지난해 1분기엔 주택구입 비중이 50.9%였으나 올해 1분기 56.0%로 높아졌다. 같은 기간 주택임차용은 6.5%에서 10.4%로, 전세자금 반환용은 1.9%에서 2.2%로 늘었다. 반면 생계자금용도는 12.3%에서 11.1%로 소폭 감소했다. 한편, 정부가 담보인정비율(LTV)·총부채상환비율(DTI) 규제를 완화한 2014년 3분기부터 올해 1분기까지 은행권에서만 325조1천억원의 신규 주택담보대출이 나간 것으로 집계됐다. 올해 만기가 도래하는 일시상환(달마다 이자만 내다가 만기에 원금 상환하는 상품) 주택담보대출 규모는 39조5천억원, 내년은 46조5천억원으로 나타났다. 그동안에는 이자만 갚던 주택담보대출의 만기가 도래하면 만기를 한두 번 더 연장하거나 새로운 대출로 갈아타 버틸 수 있었지만, 정부의 가계부채 관리 방안에 따라 올해부터는 만기 연장이나 '대출 갈아타기'가 상대적으로 어려워져 대출자들의 부담이 커질 수 있다는 전망이 나온다. 실제로 올해 1분기 '기차입금 상환' 용도의 신규 주택담보대출은 3조5천억원으로 작년 같은 기간(7조6천억원)보다 4조1천억원(54%) 감소했다.
