• <H3> Bad Advice….Over the years I have worked with 100’s of families and have heard them listen to friends and family members who they think are being helpful giving advice because they heard something or read something. This is why you need to work with a trusted Realtor who can guide you in making wise decisions. Here is just some of the bad advice I have heard:
• <H3> #3 Do it yourself, you don’t need a Realtor. The home builder has their representative to look out for their best interests, who looks out for yours. It is always good to have your own Realtor to help with consulting, negotiating and overseeing all of your transactional details. To have someone on your side. A real estate agent will work on your behalf — and because the builder pays their commission, it costs you nothing to have someone represent you during the new-construction process.
• <H3> #4 You don’t have to read the fine print, all the contracts are the same. Many builders use purchase contracts that are much different from state-issued real estate agent documents. Builders’ contracts pretty much only protect the building company, not the buyer, so make sure your Realtor writes addendum’s that keep you protected during each phase of the purchase. Also, make sure you review all of the warranties so you know what is covered, and what is not. Be warned, one builder that I worked with recently had 175 page contract. Deep in the contract, it stated that the mello-roos taxes could go up every year a certain percent. You sure would want to know this…

• <H3> This is rarely the case, many builders stick to their prices, but I have negotiated several incentives. The builder does have quick move specials when they are down to the last few homes of a phase and those can sometimes have some wiggle room. If this is what you are looking for, let me can help you find those, and negotiate the best price.
• <H3> #2. Always go with the lowest interest rate loan.
• <H3> Lower interest rate loans can have all sorts of strings attached. Often in the form of an adjustable rate mortgage. ARM’s are good when interest rates are going downward, or if you plan on staying in the home short term. Interest rates are on the rise, so this does not work well for the average person who will get sticker shock as their loan adjusts.
